.G.L.c. 254 establishes the procedure to create a mechanic’s liens. This highly technical statute allows you to lien a person or entity’s property where you have rendered certain services and/or provided materials, even if you never contracted with the owner. Because the wording of the lien documents and timing of filing is of critical importance, using an experienced attorney such as Attorney Cohen instead of relying on store bought or Internet forms may make the difference between successfully creating and perfecting a lien or having just another write-off. The Mechanic’s lien statute involves a Notice of Contract, a Statement of Account, the timely filing of a Complaint to enforce the lien and finally the recording of an attested to copy of the complaint at the appropriate registry of deeds.
